Near Garwood Texas, our expert surveyors provided professional land survey services for one of our trusted Clients to help them satisfy requirements for the Texas Energy Fund Loans. Our services provided this Client with a product that can be used for predesign.
We performed an on-ground survey of the property under the direct supervision of a Registered Professional Land Surveyor and prepared a certified survey plat and property description of said tract. The survey was prepared in accordance with published “Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys”, jointly, established and adopted by the American Land Title Association and the National Society of Professional Surveyors as revised in 2021.
Items elected by the Client to be included in the ALTA/NSPS Land Title Survey of the property were:
- Monuments placed at all major concerns
- Addresses
- Flood zone classification
- Gross land area
- Vertical relief with source of information
- Date and source of report or letter for zoning classification or setback
- Exterior dimensions of buildings at ground level
- Square footage of exterior footprint and other areas specified by Client
- Measured height of all buildings above grade
- Substantial features observed in the process
- Plans and/or reports for underground utilities
- Governmental Agency survey-related requirements, including HUD
- Names of adjoining property owners
- Distance to the nearest intersecting street
- Laser and aerial scanning
- Proposed changes to street ROW lines
ALTA surveys are essential to determining the official delineation of a property, which is helpful to clearly define boundaries and prevent any future disputes.
